Tap Repairs in Griffin

200+ five-star Google reviews

We handle tap repairs in Griffin every week, and two designs sit behind almost every call: the washer tap and the mixer. A washer tap shuts off on a washer pressed to a valve seat; a mixer shuts off on a ceramic cartridge inside its body.

Repairs on either start with naming the failed part. We do that on the spot, and every job is done by a licensed plumber. Ring (07) 3524 7137, tell us where the water shows, and our Griffin plumbers will say what it points to.

Which Part Fails in Your Tap

A washer tap seals on a washer, and a mixer seals on a ceramic disc cartridge. Every other part of the tap either guides that seal or lets water past once it wears.

  1. The washer tap

runs separate hot and cold handles that wind several turns. A jumper valve riding at the foot of the spindle presses the washer onto its seat to shut the flow, and a worn washer or seat is what drips.

  2. The mixer tap

blends hot and cold through one lever, usually a quarter turn. Two ceramic discs inside the cartridge do the sealing, and when the discs wear, a new cartridge matched to the tap's make goes in, because sizes differ between brands.

  3. A stiff handle

usually means grit or wear in the spindle or cartridge. The tap can hold water fine while feeling rough to turn.

For the wider fixture list, taps and toilets covers what else we fix on the same visit.

Where the Leak Shows and What It Means

Where the water turns up names the failing part. A drip that keeps coming from the spout after you shut the tap means the sealing end has worn.

  • On a two-handle design, the culprit is the washer or its seat; on a mixer, the cartridge.
  • Water around the handle while the tap runs usually means a worn O-ring or spindle seal.
  • Water pooling where the tap meets the bench points at base O-rings, a loose connection underneath, or a body crack.

Before any of that comes apart, the supply needs cutting. Taps with an isolation valve shut off right at the fixture. Where none exists, the stop tap at the water meter does the job, turned clockwise, after checking nothing on the line, like the hot water system, will be left dry.

A cistern leaking at the same time is a separate fault, and toilet repairs cover that side of the bathroom.

Tap Repairs for Owners and Tenants

Queensland leaves one tap task open to householders: a washer or jumper valve inside the tap. The QBCC lists that swap as unregulated work, open to a capable householder, provided the finished job meets the standards.

Beyond that, tap work is licensed. Repairs to a fitting are minor work: a QBCC licensee does them, with no council permit and no Form 4, and fitting a complete new tap sits under the licence as well.

Renters get a simpler path. Tenancy law counts any repair outside its emergency list as routine, so the tenant tells the owner or property manager, and the fix lands within a reasonable time.

A Notice to remedy breach, Form 11, then gives the managing side at least seven days to act if nothing happens.

Tap Wear Across the Newest Estates

Griffin's building boom left a clear plumbing fingerprint. Growth figures for the surrounding area put residents up 19.8 per cent from 2020 to 2025, with approvals for 389 new dwellings in 2021-22 alone.

Most of the housing went up through the 2010s, so cartridges, washers and O-rings fitted at handover are past a decade of daily turning. Those original seals are the ones we find perished most often, and with most households renting, plenty of bookings arrive through property managers batching jobs along a street.

Places near Griffin State School still run on their first seals. Older pockets ask more often for cartridge swaps and seat dressing.

What Decides Repair or Replace

What a tap job costs turns on the design, the part required, the condition of the seat and body, and how easily the water shuts off at the fixture. Tackling several taps in one visit changes the number as well.

You see the price in a written fixed quote after our plumber has looked at the job, and nothing starts before you approve it.

Repair stops making sense in three cases: a body cracked through or badly corroded, a valve seat too rough to dress smooth, and a leak that survives fresh washers or a new cartridge. At that point the tap replacement page walks through choosing and fitting the next fixture.

Tap Repair Questions We Hear

Call (07) 3524 7137

What can I do about a tap that drips?

Only the internal washer and its jumper valve sit on Queensland's unregulated list, so a capable householder may lawfully try that swap. Every other tap fault, cartridges included, needs a licensed plumber.

Why is my mixer tap leaking around the base?

Three causes cover most base leaks: worn O-rings, a joint under the tap that has worked loose, or a split in the body. Our plumber shuts the supply, strips the mixer, and names which one before work starts.

Do I need a plumber to change a tap cartridge in Griffin?

Yes, a licensed plumber does that work. Cartridges sit outside Queensland's short unregulated list, so swapping one is minor plumbing work done by a QBCC licensee, without a permit or a Form 4.

Is my old tap still worth fixing in Griffin?

Yes, while the body stays sound. A worn washer, O-ring or cartridge is a small job. A body cracked or rusted, a damaged seat, or a drip that outlasts new parts points to a replacement tap instead.

How much water does a dripping tap waste?

Far more than you would guess: a slow drip can waste thousands of litres, and the owner carries that loss on the water bill. Unitywater's concealed leak adjustment does not cover tap water.
