Minor Work or Notifiable Work for a Vanity Swap

No, an owner cannot lawfully fit a vanity, because every water and waste connection on the unit is regulated plumbing. Queensland sorts the job into two categories.

Replacing a vanity or basin in its existing position is minor work: a QBCC licensee carries it out, with no permit needed and nothing to lodge. Installing a brand-new basin, an extra bowl or a relocated one is notifiable work. Council approval is not required, but a Form 4 goes to the QBCC within 10 business days of completion.

Two situations change the picture:

  1. Apartments

ask the plumber whether the work is notifiable, because some unit renovations are more involved and require council approval.

  2. Rentals

a tenant needs written approval on Form 23 from the lessor or property manager before attaching a fixture, and the request cannot be refused without good reason.

Adding a second bowl to a double vanity creates a new fixture, so the form applies even where the first basin is a straight swap.

Above-Counter, Semi-Recessed and Undermount Basins

A wall-hung vanity is carried entirely by its wall, so the framing behind has to take the load. The supply and waste sit at the correct height inside the wall. A floor-standing vanity rests on its own base instead, with the pipe runs hidden in the cabinet below.

The basin on top comes in three mounting styles, and each one changes the cut-out and the seal:

  1. Above-counter

the basin rests on the benchtop surface.

  2. Semi-recessed

the basin drops partly through the benchtop.

  3. Undermount

the basin is fixed and sealed from below, so the benchtop opening has to be exact.

The set-out is checked before the unit is ordered. The basin's tap holes, the spacing between those holes, the waste location and the supply points decide whether the unit suits a single mixer or a pair of separate taps. Switching from a mixer to separate taps means the holes and the supply pipes both need rework.

Wastes, Traps and Isolation Valves Explained

Four connections make up the plumber's work. The outgoing tap and waste come off, an isolation valve goes on each supply line, the waste seals through a trap, and every joint is tested for leaks.

Each piece has a job:

  1. Isolation valve

one on each supply line, so the basin can be isolated without turning off the entire home.

  2. Trap

the bend holds standing water that stops sewer gas rising back through the basin waste.

  3. Basin waste

chosen to suit the basin, as a pop-up style or a plug-and-chain one, joined to the overflow where the basin carries one.

Your new tap is a plumbing fitting, so it needs WaterMark certification and registration with the Water Efficiency Labelling and Standards scheme, WELS for short, before a licensed plumber can lawfully fit it. If you buy the unit yourself, check both marks appear on the paperwork.

Like for Like or a New Position

Four things set the price: the unit's position, any movement of the supply or waste lines, the tap and fittings you pick, and how easily the pipes can be reached. A straight swap and a relocated basin are different jobs, so no dollar figure survives guessing.

Notifiable work adds a lodgement step: the contractor sends the Form 4 to the QBCC, pays the lodgement fee, and may pass that fee plus administration costs on to you. The fixed quote locks in the figure once the plumber has inspected the job, so nothing starts on a guess.

Compact Bathrooms and Wall-Hung Units

Compact bathrooms are common across the estates. Separate houses made up 72.2 per cent of dwellings at the last census, which leaves more than a quarter as townhouses or semis. A wall-hung vanity suits those tight rooms because the clear floor makes the space feel larger, though the wall has to be checked for strength before the unit goes up.

New work keeps arriving as well. Approvals for 389 new dwellings were logged area-wide in 2021-22, so first-time vanity installs and decade-old swaps reach us in the same week.

Vanity and Basin Questions

Call (07) 3524 7137

Can I install a bathroom vanity myself?

No, Queensland keeps that work for licensed plumbers. The connections that make a vanity work are regulated, so we do the fitting and the testing anywhere in Griffin. You choose the unit and the basin, and every valve and joint is ours to handle.

Can just the basin be replaced and the vanity kept?

Yes, when the basin is a separate piece from the top. Where basin and top come as one moulded unit, both are replaced together. Either way, we reconnect the tap and waste and test every joint.

What is the difference between wall-hung and floor-standing vanities?

A wall-hung unit hangs off framing built to carry it, with the pipes set at the right height inside the wall. A floor-standing unit sits on the floor and tucks the pipes inside the cabinet, so a slow leak can go unnoticed until the base swells.

Which basin types change the plumbing job?

Each basin mounting style changes the seal and the plumbing. An undermount basin seals underneath the benchtop, so the opening in the bench needs to line up exactly. The waste and the overflow are matched to whichever basin you choose.

Does a vanity swap in a Griffin unit need a permit?

Yes, it can, so check first. Apartment owners should ask whether the job is notifiable, since some apartment renovations run more complex and require a local government permit. A like-for-like swap in a house usually is not.
